Construction is in full swing within the Summerlin master plan's newest and most southern village, The Mesa. Upon completion, the 497-acre village will be home to several neighborhoods, a major park, a public elementary school and the new location for Bishop Gorman High School. The first neighborhood to open in the village is Ladera, a 616 single-family-home subdivision built by KB Home, Richmond American Homes and Engle Homes. It features a park and private swimming pool. "In just over a year, more than 120 homes have sold in Ladera and several of the neighborhood's first families are already settling in," said Peggy Chandler, senior vice president of land sales for The Howard Hughes Corp., developer of the master plan. "The neighborhood's southern location, diverse architectural styles and abundant amenities have made Ladera a popular choice for many home buyers." KB Home provides eight floor plans, divided into two series: Ladera Crest, which has designs ranging from 2,388 to 2,786 square feet with prices starting in the mid-$400,000s; and Ladera Ridge, which features homes measuring from 1,642 to 2,134 square feet and prices starting in the mid-$300,000s. Richmond American Homes offers six floor plans that range from 1,962 to 2,804 square feet and start from the mid-$400,000s. "The blended use of indoor and outdoor living areas adds to the overall appeal of this neighborhood," said Julie Cleaver, director of design and planning. "The homes at Ladera have incorporated several outdoor features, such as courtyards, loggias and miradors, that not only extend the living areas of the homes, they add a lot of charm and personality." Engle Homes is expected to begin sales over the summer, adding three designs ranging from 2,027 to 2,574 square feet. In addition to residential development, the village's 19-acre park is undergoing early infrastructure work. Upon completion, it will feature tennis and basketball courts, several baseball fields, a volleyball court, playground, an open area and covered picnic areas. Situated along the western rim of the Las Vegas Valley, Summerlin is home to more than 100 parks, more than 120 miles of trails, houses of worship, schools, shopping centers, medical facilities, cultural facilities, business parks and nearly 100 model homes. Residences are available in a variety of styles, including single-family homes, townhomes, condominiums and lofts. Prices start from the mid-$300,000s to more than $2 million.
