This charming, rustic country house of a generous 300 m² (approx. 3,230 sq. ft.) is situated in a stunning hilltop location 300 meters above sea level, surrounded by green trees and expansive fields. Featuring an enormous private property of 3 hectares (approx. 7.4 acres), five bedrooms, and an ideal location near Umbertide and Lake Trasimeno, this is the perfect place for families or groups of friends who want to relax in the heart of the Italian countryside.

Layout & Comfort (Interior) 

You will stay in a spacious and comfortable 6-bedroom / 7-room house spread across three floors. On the ground floor, you will find a large living/dining room featuring a cozy fireplace, a flat-screen TV, and direct access to the charming loggia. In addition, there is a separate dining room and an open-plan kitchen equipped with all modern conveniences, including a 4-burner stovetop, oven, and dishwasher, plus a bathroom with a shower, bidet, and toilet. On the first floor, there are four comfortable bedrooms: one room with a single bed and flat-screen TV, one double room with a flat-screen TV, and two more lovely double rooms, accompanied by a complete bathroom with both a bathtub and a shower. The second floor (attic floor with sloped ceilings) houses a charming double bedroom with an en-suite bathroom (shower, bidet, toilet) and a stunning view over the valley. The house is equipped with gas heating, free Wi-Fi, a washing machine, and a hairdryer.

Outdoor Living & Surroundings 

Outdoors, you will enjoy unprecedented freedom on your private 3-hectare estate. Fire up the barbecue for a long evening outside or sit back on the comfortable patio furniture while gazing out over the rolling hills. The driveway to the house consists of a 1 km long narrow access road, the last 100 meters of which are unpaved, adding to the wonderfully secluded and peaceful location. Although you have plenty of privacy, amenities are close by: the center of Umbertide and various shops and supermarkets are 5 km away, while a restaurant or café can be reached after just 2 km. The beautiful swimming lake "Trasimeno" is 30 km away. Thanks to its favorable location in Umbria, you can easily discover impressive historical towns nearby, such as Città di Castello (22 km), Cortona (31 km), Perugia (35 km), Gubbio (36 km), and the enchanting Assisi.

Parking: Ample parking is available on private property. 

Pets: A maximum of 1 pet/dog is allowed in this country house. 

Important Regarding Water: The tap water is not of drinking water quality. 

Travel Group: The owner does not accept youth groups.
